Simple Pricing: Tired of thinking you
have a great rate only to be hit with all those hidden extras? We are
too! That’s why we practice simple up front pricing, the only addition
is the tax. No charge for linens, check-in fees, check-out fees, first
time reservation fees, internet reservation fees, no hidden fees. So
that we can cater to individual guests needs we do offer addition extras
like, pool heating, welcome packs, and mid-stay cleanings. And obviously
you do have to pay for long distance calls you make.

Policies:
Homes are rented by the night, not the
day. Sorry no pets allowed. Our homes are designed for self catering
vacations. Homes are cleaned ready for your arrival & after your
departure. Should you require any additional cleanings they are
available at extra cost. A small complementary supply of garbage bags,
toilet tissue, & hand soap is provided for your arrival. All additional
supplies are of course your responsibility. Owners are not responsible
for loss of personal property. Pre-payment is required on
all reservations. Reservations made more than 28 days prior your arrival
require a deposit at the time of reservation - a 15% deposit
is required for on-line
reservations or a $200 deposit for all other types of reservations -
with final payment due 28 days prior to arrival. In all other cases
full payment is due at the time of reservation. Final payment is due
four weeks prior to arrival. A reminder notice is not normally issued.
EZPay option:
It’s like layaway for your vacation!
Simply pay the $200 deposit at the time of reservation and make payments
for your vacation as and when you want to! You decide how much to pay.
You decide when you are going to pay it! As you make payments we’ll keep
sending you updated Guest Statements showing the total payments you’ve
made and the balance remaining. The only requirement is that all the
payments are received before the deadline for final payment, 28 days
prior to arrival.
Occupancies:
The State of Florida has determined and
enforces the following maximum occupancies…
2 Bedroom houses - 6 guests
3 Bedroom houses - 8 guests
4 Bedroom houses - 10 guests
5 Bedroom houses - 12 guests

C heck-in:
You will check-in at our registration
offices. Check-in time is after
3:30pm on the day of your arrival. Check-out is 10:30am.
Changing Dates:
Making an advanced reservation
guarantees the current rate. If you later change your reservation your
new confirmed rate will be the rate in effect at the time of the change.
The payment due dates and cancellation schedule of the original reservation will apply
to the new reservation.
Maps And
Directions:
Once final payment has been received a package
containing your travel arrangements will be sent to you. The package
contains maps and directions to our
office for check-in and the
procedures for key collection during & outside office hours. In the case
of a late payment your travel details will be faxed to you. Please note;
the property address provided to you is not an active mailing address.
Cancellation Policies:
If you need to cancel your reservation call
407-932-2058. Cancellations made 28 days or more prior to
arrival will receive a refund equivalent of the amount you paid less a
$50 administration fee. Cancellations for all types of reservations made between 27-14 days prior to
arrival will receive 50% refund of monies paid. Cancellations made 14
days or less prior to arrival are not eligible for a refund.
